MINUTES OF REGULAR MEETING OF
BOARD OF DIRECTORS
JANUARY 17, 2018
The duly noticed regular meeting of the Board of Directors for the Rotonda Sands Conservation Association was held on Wednesday, January 17, 2018. The meeting was called to order at 10:35 a.m. by the Chairman and President Mark Clabaugh. Directors present in person were Mark Clabaugh, Kevin Cote, Darlene Brooks, Bill Lomax, and Nelson Italiano. Also present were Association Managers Tim Freeman and Brenda Wright along with other owners. A quorum was present so the meeting could continue.
Chairman highlighted an email from owners he had received addressed to the Board complaining of children riding motor bikes throughout the neighborhood both on the street and on lots. The Association previously sent letters to both residences referred to in the email and included copies of the Association Vehicle Guidelines. Owners were referred to call the Sheriff’s Department if children are riding on the streets on non-street legal vehicles. It was noted that some aggressive comments were made by an individual at the Neighborhood Watch meeting immediately preceding this meeting. Directors discussed that owners, per Florida Statute, may be given an opportunity to speak at Board meetings and they recommended having the owner identify himself/herself prior to speaking at Board meetings.
MOTION was made by Kevin Cote, seconded by Bill Lomax, and unanimously carried to approve the Minutes of the December 12, 2017 Board meeting as presented. After discussion, MOTION was made by Nelson Italiano, seconded by Darlene Brooks, and unanimously carried to correct the November 15, 2017 minutes to reflect paragraph one under Public Comments should reflect “non-owner resident” rather than “owner”.
Deed Restrictions: There were a couple of tree issues following Hurricane Irma and owners are addressing them.
RMC: and ACC: None to review at this time.
Tim Freeman highlighted the November 2017 Financial Report noting that all accounts balance and are in line with budget other than expected over budget items for the sign project at Brig Way.
Verbal Offer to Purchase Lot 223, Block 7: Mr. Freeman contacted prospective buyer with verbal counter offer of $7,900 plus 2017 taxes and has not heard back from him.
Removal of Pepper Trees: Directors recommended removal of pepper trees in area of Pennant, Beam, and Harness and to make the area near the first home on Harness a priority. Mr. Freeman will contact West County Mowing for status. Additionally, the Association may want to consider budgeting in the future to eliminate all pepper trees.
Community Sign at Brig Way: It was reported that Tom Brooks contacted FPL about lighting at the Brig Way sign.
NEW BUSINESS None at this time.
Payables: There were no payables to be reviewed.
Culverts: Owner reported road was eroding near culvert at Calm Court and Harness Road. This matter will be brought to the MSBU Advisory Board.
Public Comments: None.
Next Meeting: The next Board of Directors’ meeting is scheduled for Wednesday, February 21, 2018 at 10:30 a.m. in the Association Management Office and will be preceded by the Neighborhood Watch meeting beginning at 10 a.m.
There being no further business to come before the Board, the meeting adjourned at 11:50 a.m.
