MINUTES OF REGULAR MEETING OF
BOARD OF DIRECTORS
JUNE 21, 2017
The duly noticed regular meeting of the Board of Directors for the Rotonda Sands Conservation Association was held on Wednesday, June 21, 2017. The meeting was called to order at 10:40 a.m. by the Chairman and President Mark Clabaugh. Directors present in person were Mark Clabaugh, Nelson Italiano, and Kevin Cote. Bill Lomax and Darlene Brooks were excused. Also present were Association Managers Tim Freeman and Brenda Wright along with other owners. A quorum was present so the meeting could continue.
MOTION was made by Kevin Cote, seconded by Nelson Italiano, and unanimously carried to approve the Minutes of the May 17, 2017 meeting as presented.
Deed Restrictions: Brenda Wright reported that Deed Restriction Violations reported last month regarding parking violations and tall grass have been corrected. Courtesy notice was mailed to owner regarding motorized bikes being driven on vacant lots, rights of way, and Association common property. Owner responded that the bikes were classified as and purchased as toys for their children. In addition, owner spoke with Charlotte County deputy and was informed these types of vehicles may be driven on the streets. The Board reiterated that no vehicles may be parked or driven on a private lot or Association common property and if there are future issues with dirt bikes being driven on the streets the owners were encouraged to contact the Charlotte County Sheriff’s Department.
RMC and ACC: None to be reviewed at this time.
Tim Freeman highlighted the May 2017 Financial Reports noting that all accounts balance and there are no budget concerns. Late fees will be added and followed by lien notices to those who have still not paid.
Fishing At Lakes: Mr. Freeman reported that the off duty police officers patrolled the community lakes from Wednesday, May 24 through Saturday, May 27 and there was little activity during that rainy week. Discussion took place regarding alligators in the lakes. The Board requested that Management Team send an email to the owners furnishing them with the Florida Fish and Wildlife Conservation Commission website link for its brochure regarding alligators.
Entrance Signage/Landscaping/Lights: Mr. Freeman reported that he and Director, Bill Lomax, had reviewed the community entrance signs and the Association owned corner lots on Brig Way. They requested quotes from an electrician and FPL for providing lights to the various community signs and are awaiting firm quotes from them. After discussion, MOTION was made by Nelson Italiano, seconded by Kevin Cote, and unanimously carried to move forward with grading, planting cabbage palm trees, and planting a hedge area with either pitch apple or coco plum plants on the Association lots at corners of Brig Way and Brig Circle and Mr. Freeman is authorized to spend monies in an amount not to exceed $6,000 for the described work.
Payables: Payables were reviewed and checks signed.
Culverts In Community: It was reported that Charlotte County representatives are working with members of the MSBU Committee to review the community culverts for repairs. The MSBU members will request that the County review all culverts and swale areas to ensure that the water flows properly.
Public Comments: None at this time.
Next Meeting: The next Board of Directors’ meeting is scheduled for Wednesday, July 19, 2017 at 10:30 a.m. in the Association Management Office and will be preceded by the Neighborhood Watch meeting beginning at 10:00 a.m. Additionally, per the Board’s previous recommendation, there will be no Board meeting during the month of August 2017.
There being no further business to come before the Board, the meeting adjourned at 11:45 a.m.
